Why an appraisal

Images Purchase a home:
One of the most important issues involved in purchasing a property is developing an opinion of value so that you can make an informed offer.

The appraiser will look through the eyes of the buyer, taking into account considerations of the school district, condition of property and analyzing the local real estate market.  The appraisal report performed by an experienced, certified appraiser can provide you with an objective, third party opinion of the property’s current market value.

Refinance or home equity loan:
If you need to consolidate bills, have college tuition to pay, wedding to plan, have a dream kitchen in mind  you can utilize the equity of your home by getting a new loan or equity credit line.  Most lenders will require a new appraisal of the property.

PMI removal:
Private Mortgage Insurance (PMI) is the supplemental insurance that many lenders require home owners  to purchase when the amount being loaned is more than 80% of the value of the home.

Divorce Settlement:
We routinely provide appraisals for marital dissolution, working with both spouses to develop a creditable, fair estimate of value.

Estate Liquidation:
Settling an estate from a death or probate often requires an appraisal to establish market value at time of death and current market for various reasons.  Taxing authorities often need real estate appraisals in order to establish the value of a real  estate  property when a death occurs.  The ethics provision within the Uniform Standards of Professional Appraisal Practice (USPAP) binds us with confidentiality which ensures the fullest degree of discretion.

Relocation:
Our staff is very accommodating to the transferee’s limited time during this period of transition.  During our thorough inspection, we encourage relocation employees to provide input on the positive attributes of their property along with information about any recent sales or listings in their neighborhood that they want considered.

Selling a home:
Whether you use a real estate agent to assist you in selling your home or you chose to sell on your own, a professional appraisal can help you make a better informed decision when determining your selling price.  Although real estate agents often do their own market analysis to price a property the appraiser provides an independent, unbiased opinion of value.

Contest Real Estate Assessment:
If an owner thinks that their property is assessed above fair market value, the property owner can order an appraisal from an appraiser who is qualified in tax appeals.
